1. Introduction

These are the terms and conditions that apply when you reserve a room at Rose Guesthouse. You will be asked to confirm your acceptance of these terms and conditions when you make a reservation.

We reserve the right to amend these terms and conditions at any time and you should therefore check them each time you make a reservation. The terms and conditions applying to your reservation will be those in place on the date that you make your reservation.

2. Reservations

To reserve your room please follow the instructions on the website. You must be at least 16 years old to make a reservation. You will need to provide your credit or debit card details to secure your reservation or pay by paypal. All calls are recorded for quality & security purposes. For face to face bookings please make an appointment. Bookings are held once paid in full. All guests must provide Passport or UK Photo Driving Licence or EEA Identity Card at check in. Normal check in is 5pm to 8pm. Early arrivals 12 noon to 5pm or Late arrivals 8pm to 1am incur 20 extra charge. This must be paid at time of booking to ensure staff are booked for early or late arrival guests. If you don't book this and just arrive you will need to book elsewhere to stay 1 night as no staff will be here for your checkin. Night shift workers wishing to sleep daytime will not be assured a quiet environment as in the daytime, maintenance staff need to carry out general repairs & cleaning staff need to use the hoover to clean the place. We are mainly a quiet guesthouse with general rules of silence during night time after 10pm so guests can sleep. 

All bookings are not refundable.
Please check that the details of your reservation are complete and accurate before you confirm your reservation. We will not be liable for any delay or non-performance if you provide us with incorrect information.

We will confirm our acceptance of your reservation by sending you an email to the email address that you provide during the reservation process. The contract between us for the provision of your room and any additional services added to your reservation will be formed when you receive this email confirmation from us. If you think that there is a mistake in your reservation or if you require any changes to a confirmed reservation, please contact us to discuss. Please note that Rose Guesthouse reservations cannot be amended unless we have made an error with your booking.

The credit cardholder must provide their own photo id: Passport or Full UK Driving Licence or EEA Identity Card along with an email authorising payment for the other guests by 10pm , on the same day of the booking by email or the booking will be cancelled. Guests must provide their original Photo ID at checkin. Photocopies will be taken by staff.

100 refundable key deposit is taken to cover damages to yoru room and ensure safe return of keys. 100 deposit is returned to your credit or debit card on the day you move out after room inspection. In order for deposit to be credited to your credit card, all guests must follow Self Checkout Procedure: sign checkout book, leave keys in locked keybox in reception, leave room neat and tidy and lock the room door.

If a credit card is declined when booking, guests are requested not to contact the propery directly. They must make a new booking online with a valid credit card. the credit card holder must show a valid photo ID and the credit card used for booking upon check-in. If the credit card holder is not coming to the guesthouse it will not be necessary for the guests to bring the credit card holders credit card. Guests paying with credit cards must use their own credit card to pay for the room or the booking will be cancelled unless the credit card holder has filled in the Credit Card Authorisation Form. Email and mobile numbers will be required for all guests prior to arrival. Guests cannot drop in to provide their photo id and the credit card authorisation form. This must be provided by email only. Faxes are not accepted as the Photo ID does not come out clear on a fax. Scanned ID must be sent in PDF format as this is very clear and the Credit Card Authorisation Form is in MS Word Format.

If a guest has a visitor they will not be permitted entry after 20:00. This is to avoid extra guests staying the night free of charge. It is GBP 10 extra for a visitor to stay the night but this must be paid by credit card before 20:00 when the reception closes. Please let Rose Guesthouse know your expected arrival time and a contact email address in advance.

3. Group Reservations

If you wish to make a group booking please use our booking engine. You will need to book each room separately online.

4. Room Prices

Barking Guesthouse adopts dynamic pricing and the price of our rooms fluctuates based on demand. When you make a reservation request, we'll give you a total price for the rooms and number of nights you've requested. The price you pay is the price quoted to you at the time you make your reservation.

Room prices are per room, per night.

All bookings cannot be amended or refunded.

5. Occupancy

The maximum room occupancy is stated for each room on the booking engine. You must not exceed the maximum occupancy for the room allocated to you.

Children under 16 are not permitted to stay at Rose Guesthouse unless a parent or guardian is also staying in the guesthouse. 

6. Accessibility

Rose Guesthouse is suitable for ambulant disabled persons. Prams are not permitted in the guesthouse. Baby carriers are accepted for infants as shown in the photos on the booking engine.

7. Special requests

Although Rose Guesthouse will try to accommodate special requests, all rooms are subject to availability.

8. Meals

At Rose Guesthouse meals are not included in the room price. 

9. Paying for your room

Payment may be made by Credit Card or Paypal via the booking engine only. Rose Guesthouse does not accept cash or take payments by credit/debit card on the phone. If you wish to extend your booking during your stay at Rose Guesthouse you can do this online. Or you can request staff accept payment at their discretion at reception by credit card. The expiry date of your debit/credit card must be later than the end of your stay. Rose Guesthouse does not accept personal or businesss cheques.

10. Cancellations

Your right to cancel

Because Rose Guesthouse rooms are made available at a discounted rate, these rooms and any meals or other extras booked with them cannot be cancelled, amended or refunded.

You may wish to take out room cancellation insurance in case you need to cancel your reservation.

You are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.

Our right to cancel

Your breach

We may cancel your reservation at any time with immediate effect by giving you written notice (which includes email) if:
you do not pay us when you are required to do so; or
you break the contract between us in any other material way.
If we cancel your reservation where you are at fault, we reserve our legal rights in respect of your breach of contract.

Events outside our control

We may also cancel your reservation if an event outside of our control (including industrial action, explosion, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that we are unable to make your room available to you. In this case we will contact you to let you know as soon as possible and:
if you have already paid for your room, we will refund your payment to you; or
if you have not yet paid for your room, you will not have to make any payment to us.

Save as set out above, we will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations that is caused by an event outside of our control.

This does not affect your statutory rights.

11. Arrival and departure

Rooms are available from 5pm to 8pm on the arrival date . Please let Rose Guesthouse know if you are likely to arrive after 8pm. There is 20 late arrival charge from 8pm to 1am and this must be booked and paid for in advance. Staff are here 9am to 8pm. There are no staff available outside these hours.

Guests will be asked to provide proof of identity and nationality upon check-in. Non-EU nationals will be asked to complete a registration form and provide their passport details. Acceptable forms of identification are: a passport, UK photo driving licence or EEA Identity Card. No other form of identity is accepted.

Rooms must be vacated by 10am on the day of departure. Failure to leave your room by this time will result in a late check-out charge. There is 20 charge for late checkout 10am to 12 noon. After 12 noon guests will be required to pay for another night stay.

12. Check-in

Check-in is done by reception staff from 5pm to 8pm.

13. Expectations of you (and your group)

You must not:

smoke anywhere inside Rose Guesthouse. This includes the smoking of e-cigarettes. Smoking on Rose Guesthouse will result in a 150 fine;
bring any pets with the exception of assistance dogs;
bring any potentially dangerous or hazardous materials or equipment onto Rose Guesthouse premises;
use any electrical appliances that may set off the fire alarm system, such as mini cookers;
tamper with any fire alarms or emergency equipment;
remove, damage or destroy any Rose Guesthouse property;
use any of the technology provided by Rose Guesthouse to download or access any unlawful or obscene material; or
cause unreasonable disturbance to our other guests or any Rose Guesthouse staff.

If you or your group cause damage or loss of any kind to the guesthouse, other guests or their property, you (as the person making the booking) will be responsible for that damage or loss and you shall be liable to pay to Rose Guesthouse on demand the amount required to make good or remedy such damage or loss.

You and the members of your group must not resell or transfer your reservation (or any part of it) nor advertise, market or otherwise offer any Rose Guesthouse room for sale either on its own or as part of a combined offer. Rose Guesthouse will not honour any reservations made in this way and does not accept any liability for doing so.

If you or your group cause damage to the guesthouse, other guests or their property, or otherwise breach any of these terms and conditions, Rose Guesthouse reserves the right to:
cancel your reservation with immediate effect and (if appropriate) eject you from Rose Guesthouse premises;
retain all sums paid by you and/or charge you the full amount of your reservation; and/or
refuse future reservations from you and/or refuse you entry or accommodation at any of our hotels.
Rose Guesthouse will not be liable for any refund or compensation in such circumstances.
